EXISTING SITE

CWoAR covers approximately 80 hectares (198 acres) on the fringe of Chessington and is accessed via the A243. It’s a previously developed site within the Green Belt and has a Major Developed Site (MDS) envelope within which the existing land use as a theme park has the benefit of being acceptable.

 

The application site comprises part of the ‘22 Acre Field’ and Safari Hotel located within the north west part of the Resort. To the immediate south of the site are the other parts of the Safari and Azteca Hotel, to the east is the north car park and to the west is the Wanyama Reserve and Safari Lodges accommodation site. Further north west of the Safari Hotel is predominantly landscaping. The site is well screened by trees along the boundary to the west and north. 
 

The land west and north of the Safari Hotel proposed to accommodate the waterpark building has been significantly altered over the years linked to the operation of the Resort (e.g. landscaping, mounds, drainage ponds and service yard). The land further to the west directly beyond the application site boundary is going to provide 34 new safari-themed accommodation lodges. Work on this development has started and CWoAR intends to complete the development over the next few years.
